New Home Stage & Handover Inspections

SERVICE OVERVIEW

When building a new home, inspections at the different construction stages and at handover, will ensure that you get what you’ve paid for.

Don’t rely on the builder for the quality check of your new home, let our expert and independent licensed Master Inspectors do this for you, for peace of mind!

Stage Inspections

We recommend that 2 Stage Inspections be conducted during the construction process, before the handover inspection. 

  1. Stage 1 – at completion of 1st fix
  2. Stage 2 – at completion of 2nd fix

We believe that 2 Stage inspections plus the handover inspection are sufficient to identify any concerns.

Handover Inspection

The New Home Handover Inspection is carried out  once the following are completed:

  • the builder advises that the construction process is complete
  • after the final clean has been undertaken
  • before the official handover with the builder takes place

Follow up Inspections

We also recommend that you have 3 follow up inspections, as follows:

  • prior to the end of your building contract warranty period, which is normally between 3-6 months
  • at 12 months, to identify any structural issues, which may have arisen due to house movement and would be covered by the structural warranty
  • at 9 years, before the 10 year warranty expires.

The Follow Up inspections will let the inspector clarify for you whether any defects are normal maintenance or an issue that should be covered by your warranty.

Inspections are carried out in accordance with Australian Standards AS4349.0-2007 Inspection of Buildings Part 0: General Requirements.

Subject to safe and reasonable access, the Stage 1 inspection will inspect and report on the following areas, ensuring they are completed as per working drawings/plan and are compliant with the Building Code:
Slab slab surface and penetrations
Framing Layout, angles, correct timbers, truss installation, flashings
Cladding Wall and roof
Services First fix plumbing and electrical

Subject to safe and reasonable access, the Stage 2 inspection will inspect and report on the following areas, ensuring they are completed as per working drawings/plan and are compliant with the Building Code:

Internal Liningsinternal linings, waterproofing of wet areas
Carpentrydoor frames, architraves, skirtings
Roofroof, gutters, downpipes – slope and operation
ServicesSecond fix plumbing and electrical

Subject to safe and reasonable access, the Handover inspection will inspect and report on the following areas, ensuring they are completed as per working drawings/plan and are compliant with the Building Code:

Building InteriorCeilings, walls, timber floors, concrete floors, timber windows, metal-framed windows, doors and frames, kitchen, bathroom, WC, ensuite, laundry, stairs, damp problems
Building ExteriorWalls, timber or steel frames and structures, chimneys, stairs, balconies, verandas, patios, decks, suspended concrete floors, balustrades
Roof ExteriorRoof, skylights, vents and flues, valleys, guttering, downpipes, eaves, fascias and barges
Roof SpaceRoof covering, roof framing, sarking, party walls, insulation
Site

Car accommodation,  garden sheds, retaining walls, paths and driveways, steps, fencing, surface water/drainage

Grade, drainage, damp courses, perimeter barriers

ServicesA visual inspection of your electrical and plumbing services

Subject to safe and reasonable access, the Follow Up inspection will report on the condition of each of the following areas on the date and time of inspection:
