When building a new home, inspections at the different construction stages and at pre-handover, will ensure that you get what you’ve paid for.

Stage Inspections
We recommend that Stage Inspections be conducted during the construction process, before the pre-handover inspection.
- Stage 1 – at slab completion
- Stage 2 – at completion of 1st fix
- Stage 3 – at completion of 2nd fix
We believe that 2 or 3 Stage inspections plus the handover inspection are sufficient to identify any concerns.
If you prefer more than 3 stage inspections, we would be more than happy to conduct as many as you want for you.
Pre-Handover Inspection
The Pre-Handover Inspection is carried out once the following are completed:
- the builder advises that the construction process is complete
- after the final clean has been undertaken
- before the official handover with the builder takes place
Builder Warranty Inspections
We also recommend that you have 3 warranty inspections, as follows:
- prior to the end of your building contract warranty period, which is normally between 3-6 months – ensure that you check your building contract to know the length of the builder warranty period
- at 4 years before the 5 year warranty period expires. This will identify any defects that may have arisen due to house movement and would provide you with sufficient time to submit a claim under the warranty covered by the Building Work Contractors Act 1995 (SA) (BWCA) – this relates to poor workmanship, poor materials, work that is dangerous and non-compliant, etc.
- at 9 years, before the 10 year warranty expires. This will identify any defects claimable under the warranty covered by the Development Act 1993 (SA) (DA) – this relates to breaches of the Building Code that cause the building to be dangerous or non-compliant
The Builder Warranty inspections will let the inspector clarify for you whether any defects are normal maintenance or an issue that should be covered by your warranty.
Inspections are carried out in accordance with Australian Standards AS4349.0-2007 Inspection of Buildings Part 0: General Requirements.

Subject to safe and reasonable access, the Pre-Handover inspection will inspect and report on the following areas, ensuring they are completed as per working drawings/plan and are compliant with the Building Code:

Subject to safe and reasonable access, the Builder Warranty inspection will report on the condition of each of the following areas on the date and time of inspection:
